Before founding the eponymous Linda Boronkay Design Studio, at iconic hospitality brand and members’ club Soho House Linda Boronkay led the aesthetic direction of high-profile projects including Soho House Hong Kong, White City House and Soho Farmhouse. Now partnering with contemporary build-to-rent brand Way of Life, the designer has brought her signature elegant yet eclectic style to The Sessile, a 310-studio complex located in London’s Tottenham Hale. This latest venture follows the success of Way of Life’s largest apartment building to date – The Gessner, helmed by Fettle Design – which sits just next door.

Taking a multi-layered, sensory-led approach informed by her experience in luxury hospitality, in The Sessile Boronkay combines rich fabrics with ornate fixtures to create a warm, tactile feel. Much of the concept draws inspiration from postmodern forms and elements from other historical artistic movements, evident in details such as the graphic veneers and the custom neon artwork as well as the joinery handles and bold colour accents used consistently throughout.

Plenty of natural light filters through the private terraces or balconies included with each studio apartment, but if residents wish to get closer to the great outdoors, they can head to the 10th floor to enjoy the rooftop Orangery. This bright, verdant space invites the surrounding parks and Walthamstow Marshes in and create its own oasis of calm, with large skylights and an abundance of greenery. Home to a communal kitchen and bar, the Orangery leads out onto spacious furnished terraces, which boast impressive views across the city.

Typical to Way of Life’s portfolio of experience-led properties, every room within The Sessile was designed to be as multifunctional and flexible as possible, with techniques like drapery enabling residents to switch up the function or ambience of a space as and when they please. The concept was designed with life and leisure at its heart, with Boronkay fine-tuning an array of luxury amenities and communal living areas. Residents therefore have the choice of a high-spec workout space complete with Technogym equipment, a minimalist, wood-panelled yoga studio with stained glass partitions and a private dining room furnished with bespoke rugs, feature chandeliers and marble countertops.

Adding an eclectic touch of personality throughout, Boronkay includes a carefully curated selection of vibrant artwork to adorn the walls, as well as sculptural pieces made with tactile natural materials lining the shelving units. The Sessile even features a dedicated vinyl room decked with neon light fixtures and turntables, where residents can listen to music and play a game of table tennis. Way of Life plans to further nurture this sense of community living by partnering with local creatives and wellbeing brands to organise a regular, bespoke programme of onsite events, talks, workshops and classes.
