Tétris Design x Build – JLL, London

JLL 20 Water Street is a human-centric collaborative, sustainable, inclusive, health-led, tech-smart, energy-efficient, and flexible workplace. Circular design principles embedded within the project minimise whole life carbon – the space had to be exemplary for JLL’s people and clients, as well as meet JLL’s energy target and UKGBC 2025 Net Zero Carbon milestone.  

This destination office engages people in their workplace, bringing them together in an organisation that thrives on collaboration. Putting people and planet at its core, the design considers a broad range of factors, with spaces for every need.  

Working with a multidisciplinary team across Tétris and JLL from concept to delivery, the design was informed by workplace surveys and in-depth communication at all levels with stakeholders, steering committees, and employee-led groups such as the Neurodiversity, Faith, and Working Parents networks.  Adaptability and flexibility support agile working, featuring modularity to meet evolving needs now and in the future.
