JLL 20 Water Street is a collaborative, sustainable, inclusive, health-led, tech-smart, energy-efficient, and flexible workplace. Circular design principles minimise whole life carbon – the project had to be exemplary for JLL’s people and clients, as well as meet JLL’s energy target and UKGBC 2025 Net Zero Carbon milestone.  

JLL pushed their sustainability targets further than before, with requirements for certification, low operational and embodied carbon, and a choice-based workplace. Smart technology supports inclusion, wellbeing and minimises energy use. 20 Water Street is a transformative tenant fit-out.  

Working with a multidisciplinary team across Tétris and JLL from concept to delivery, the design was informed by workplace surveys and in-depth communication with stakeholders, steering committees, and groups like the JLL multi-faith network.  

This destination office engages people in their workplace. Adaptability and flexibility support agile working, with modular parts that can be adapted to meet evolving needs now and in the future.
