Modus redefines the idea of workspace for a Marylebone private equity firm, responding to the needs of an expanding team by creating a new type of work environment. Having outgrown their current space, an award winning 20,000 sq ft office also by Modus, they acquired a 20,000 sq ft 5-storey building opposite. More ‘private member club’ than workspace, the scheme is a further cultural evolution for the client – containing no desks but a series of spaces for collaboration, team working, team learning and informal communication. The principal building remains the hub, while the new space becomes an alternative environment with break out areas, a bar, terrace dining and restaurant quality food built around ‘campfire’ learning spaces, individual and team video conferencing and dedicated bid spaces.

It is a bold, adventurous look at a different corporate environment designed to make the client better by investing in the wellbeing and personal growth of staff. At the forefront of this design revolution is a commitment to flexibility. The workspace is an ecosystem of possibilities, with eight variable video conferencing settings that morph to accommodate teams of varying sizes, from the individual strategist to a large group. The agile scrums are a testament to the design studio’s vision of a space that is perpetually adaptable to the evolving tides of business needs.
