An existing 1970s building, 99 Gerrard involved a 275-unit addition and renovation. The site includes a 24-storey office, residential and retail tower. The 32-storey addition is connected to the existing building. Maximizing site density leveraged a valuable downtown asset in a city where land values are doubling every year.
An integrated interiors and architectural process created premium suites. In the 2-storey glazed entrance architectural volume, materiality moves from outside to inside with a seamless gold plane of soffit and ceiling creating the striking interiors on display to the street. Simple, elegant and high-quality materials were selected for both aesthetics and durability.
Unusual amenities like a library, lap pool, spa and cool games space were added along with a rooftop terrace entertainment space with killer views. This sense of luxury and location enabled 99 Gerrard to compete at the same level as ownership apartment offerings in the city.
