Grainhouse is a complex, heritage-led refurbishment that unifies and extends five buildings at the heart of Covent Garden. In addition to designing and delivering the basebuild works, Barr Gazetas also delivered the fit out design for Hines European HQ in London across the three upper floors of the building. Barr Gazetas worked with U.S concept Architects A+I to develop a design that combined Hines’ ethos and values with the history of the building. The three floors of this elegant new workspace are arranged around a striking spiral staircase, with extensive planting and a variety of green and blue tones, creating a stylish, calming environment.

The scheme is built on the concept of ‘Shell & Plaza’, which defines the floor plates into two distinctive zones. The plaza, at the centre of the project, connects all floors with a striking spiral staircase. It also has a series of centralised spaces like collaboration and communal areas, meeting rooms, cafe and access to roof terraces. The shell is located on the outer zones of the floorplates with workstations and private meeting rooms to allow for concentration and productivity. Both areas are supported by huddle spaces, phone booths and generous break-out spaces that support different styles of work.
